# Ground Up Foundation Repair, Waterproofing and Concrete Leveling: Frequently Asked Questions

Every answer below is drawn from the FAQ blocks published on this website or from the company facts in company.md. Questions the site does not answer are left out rather than guessed at. Answers that quote a price are left out too; typical ranges appear on the individual service pages.

## Getting started

**How do I book a free inspection?**
Call (615) 880-6449 (Monday to Friday, 7:00 AM to 7:00 PM. Closed Saturday and Sunday.) or use the form at https://groundupfoundationrepair.com/contact-us/. A local team member reaches out within one business day. There is no online booking tool.

**Is the inspection really free, and is there any obligation?**
Yes, it is free, and there is no obligation. A Project Design Specialist inspects the property, explains what they find, and sends a written, itemized estimate. The homeowner decides if and when to move forward.

**Where does the company work?**
Middle Tennessee and surrounding areas, from the Murfreesboro office. Every city with its own page is listed in locations.md, and the full list is at https://groundupfoundationrepair.com/service-areas/.

**Who does the work?**
In house certified crews. The company does not subcontract any part of a job. On larger jobs, an optional review by an independent structural engineer is offered, with the fee credited back if the homeowner proceeds.

**What warranty comes with the work?**
It depends on the service line, and the terms are written into every contract. Pier underpinning carries a lifetime transferable warranty for the piered sections of the home; other lines carry workmanship warranties. The full list is in company.md.

**What does it cost, and is financing available?**
No price is quoted here. Typical ranges appear on the individual service pages, and the actual price comes from the written estimate after the free inspection. Financing is available: https://groundupfoundationrepair.com/financing/

## Foundation Repair

**What causes foundation problems in Middle Tennessee?**
Several soil and geological conditions work against Middle Tennessee foundations. Rutherford County red clay shrinks 8 to 12 percent in dry summers and swells back every spring, that repeating cycle moves foundations. Davidson County has high seasonal water tables that build hydrostatic pressure against basement and crawl space walls. Williamson County's karst limestone terrain creates variable bedrock depth, meaning some parts of a foundation may settle faster than others. Understanding which condition is driving your specific problem is the first step toward choosing the right repair.

**How long does foundation repair take?**
Most residential foundation repair projects in Middle Tennessee complete in one to three days. A crack injection repair may finish in a few hours. A pier installation with 10 to 15 locations typically runs two to three days. We will give you a specific schedule during the estimate.

**Does foundation repair come with a warranty?**
Ground Up Foundation Repair provides a lifetime transferable warranty on helical pier and push pier installations. That warranty transfers to subsequent owners of the home, it follows the house, not the original homeowner.

**What is the difference between helical piers and push piers?**
Helical piers are rotated into the ground using hydraulic torque equipment, like a large screw driven to load-bearing soil or bedrock. Push piers are hydraulically driven straight down using your home's weight to press them into the ground. We carry both systems and will recommend the one that fits your conditions.

**Can I just monitor cracks instead of repairing them?**
Some cracks are stable and can be documented and watched over time. Mark the ends with a pencil, date it, and check back in 30 and 90 days. If the crack is not growing, you may have time. If it is widening, extending, or accompanied by changes in floor level or door function, schedule an inspection.

**Does homeowners insurance cover foundation repair?**
Standard homeowners insurance policies generally do not cover foundation settlement or soil-related movement, those are considered maintenance issues rather than sudden events. We recommend reviewing your policy and speaking with your insurance agent.

**Will my home's value increase after foundation repair?**
Addressing foundation issues before listing a home removes one of the most significant red flags that can stall a sale or trigger price reductions. A documented pier repair with a lifetime transferable warranty is an asset buyers and their inspectors can verify.

## Basement Waterproofing

**What causes basement water problems in Nashville?**
Nashville's combination of high annual rainfall, clay-dense soils, and variable groundwater levels creates challenging conditions for basements. Middle Tennessee clay soil absorbs moisture and expands during wet seasons, pushing harder against foundation walls the wetter the ground gets. Once that pressure is more than the wall can resist, water finds its way through cracks, joints, and porous concrete.

**Should I repair basement cracks before waterproofing?**
In most cases, yes. Active structural cracks should be assessed and repaired before or as part of a waterproofing project. Waterproofing systems can manage water intrusion, but if cracks are widening due to ongoing foundation movement, that movement should be addressed first.

**How long does basement waterproofing last?**
Interior drain systems and sump pumps can last 15 to 25 years with proper maintenance. Sump pump motors typically need replacement every 7 to 10 years. Exterior membrane systems can last 20 to 30 years depending on installation quality and site drainage management.

**Does homeowners insurance cover basement waterproofing?**
Standard homeowners insurance generally does not cover waterproofing or gradual water intrusion. It may cover sudden and accidental water damage from specific events. Waterproofing is typically considered a preventive home maintenance investment.

**How do I know if I need exterior or interior waterproofing?**
We determine the appropriate approach during the inspection based on where water is entering, the extent of existing damage, your foundation type, site access, and budget. Many homes benefit from a combination. We will explain the trade-offs of each option clearly before you make any decision.

## Crawl Space Repair

**What causes crawl space problems in Nashville?**
Nashville's combination of high annual rainfall, clay-heavy soils, and seasonal humidity creates persistent moisture stress on crawl space components. Clay soils hold moisture against foundation walls, and crawl spaces that are vented rather than sealed exchange humid outdoor air throughout the year. Over time, wood framing absorbs moisture, mold develops, structural components deteriorate, and piers settle unevenly as soil conditions change beneath them.

**How often should I have my crawl space inspected?**
We recommend a professional crawl space inspection at least every three to five years, and any time you notice floor changes, interior wall cracks, sticking doors, increased indoor humidity, or musty odors. Homes with known moisture history or older construction should be inspected more frequently. Early detection of structural or moisture issues significantly reduces repair cost.

**Can crawl space repair be done from inside the home?**
Most crawl space repair requires access through the crawl space itself. Access hatch location, crawl space clearance, and the presence of obstructions affect what we can reach and how. We assess access during the inspection and identify any areas where clearance makes specific repairs more challenging.

**Do crawl space repairs come with a warranty?**
Yes. Ground Up Foundation Repair backs our crawl space structural repairs with a warranty on materials and labor. Warranty terms vary by repair type. We will provide full warranty documentation upon completion of any project.

**What is the difference between crawl space repair and crawl space encapsulation?**
Crawl space repair addresses specific damaged components, structural members, waterproofing failures, drainage problems. Crawl space encapsulation is a moisture-prevention system that seals the entire crawl space environment with a vapor barrier, sealed vents, and dehumidification. Many homes need both: repair to fix existing damage and encapsulation to prevent future problems. We assess your crawl space and recommend only what your situation requires.

## Crawl Space Encapsulation

**What is crawl space encapsulation?**
Crawl space encapsulation is the process of sealing your crawl space from moisture, covering the floor and walls with a heavy-duty vapor barrier, sealing foundation vents and penetrations, and adding a dehumidifier to actively control airborne humidity. The goal is to transform a damp, vented crawl space into a dry, sealed environment that protects your home's structure and improves indoor air quality.

**How long does crawl space encapsulation last?**
A properly installed encapsulation system, heavy-duty liner, sealed vents, and quality dehumidifier, can last 15 to 25 years with minimal maintenance. The liner itself is rated for 20+ years. The dehumidifier will need filter cleaning annually and eventual unit replacement based on its service life. We specify durable materials designed for long-term performance.

**Will encapsulation improve my home's air quality?**
Yes. Research consistently shows that air from the crawl space migrates into living areas through the stack effect, warm air rising through the home draws crawl space air upward. By eliminating mold, excess moisture, and pest attractants from the crawl space, encapsulation directly improves the quality of the air your family breathes inside the home.

**Does encapsulation reduce energy bills?**
In most cases, yes. A dry, sealed crawl space with intact insulation keeps conditioned air from being lost through the floor system. Homeowners often see a measurable reduction in heating and cooling costs after encapsulation, particularly in older homes where the crawl space has been a significant source of energy loss.

**Do I need to seal the vents in my crawl space?**
In a properly encapsulated crawl space, foundation vents are sealed rather than left open. Conventional wisdom once held that venting crawl spaces was beneficial, but research shows that vented crawl spaces in humid climates like Middle Tennessee actually introduce more moisture than they remove. A sealed, conditioned or dehumidified crawl space performs better. We will assess your current vent configuration and recommend the appropriate approach.

## Concrete Repair

**What causes concrete to sink and crack in Nashville?**
Nashville's red clay soil is the primary culprit. Clay expands when wet and shrinks when dry, that repeated cycle creates voids beneath concrete slabs and applies lateral pressure against foundation walls. Tree root decomposition, poor original compaction, erosion from downspout discharge, and freeze-thaw cycles also contribute. Understanding the cause is the first step in choosing the right repair.

**Is it better to lift sinking concrete or replace it?**
In most cases, lifting is faster, less expensive, and less disruptive than replacement, assuming the slab itself is structurally sound. Polyurethane foam lifting costs a fraction of slab replacement, is completed in hours rather than days, and does not require the same cure time before use. We assess whether the slab is a good candidate for lifting during the free inspection.

**Can concrete repair be done in cold weather?**
Polyurethane foam performs optimally above 40°F and our crack sealants have similar temperature requirements. We can schedule repairs during Nashville's mild shoulder seasons year-round. We will advise if conditions on your scheduled day are outside the acceptable range for the materials involved.

**Does cracked concrete always need to be replaced?**
No. Most cracked concrete in Nashville homes can be repaired rather than replaced. Crack sealing with flexible sealant, combined with foam lifting if settlement is present, restores the surface to safe and functional condition. Full replacement is warranted when the slab is broken in multiple pieces, severely deteriorated, or when the subgrade has failed so completely that lifting is not viable.

**How soon can I use my driveway after concrete lifting?**
Polyurethane foam cures in 15 minutes and achieves full strength within a few hours. In most cases, you can drive on the lifted surface the same day the work is completed. We confirm timing based on the specific foam product used and temperature conditions on the day of installation.

## Framing Repair

**What causes floor joist damage in Nashville homes?**
Moisture is the primary cause. Nashville's climate, high annual rainfall, humid summers, and clay soils that hold water against foundations, creates persistent moisture stress on crawl space framing. Wood exposed to elevated moisture levels for extended periods develops fungal decay that progressively degrades structural capacity. Pest damage, overloading beyond original design capacity, and original undersizing are secondary causes.

**How serious is floor joist damage?**
Severity depends on how many joists are affected and how advanced the deterioration is. Isolated soft spots in a few joists are a repair-level issue. Widespread rot across a large section of the floor framing is a more significant structural concern. We classify damage severity during the inspection and communicate urgency clearly.

**Can framing repair be done in stages?**
In many cases, yes. If damage is distributed across a larger area and the work needs to be phased, we can prioritize the most structurally compromised sections for first-phase repair and return for subsequent phases. We will advise on which sections are most urgent based on the inspection.

**Do you address pests as part of framing repair?**
If active pest activity, particularly wood-boring insects or termites, is contributing to joist damage, we recommend engaging a licensed pest control professional for treatment before or alongside the structural repair. We coordinate timing to ensure the structural work is performed in a treated space.

**Will framing repair eliminate my floor's bounce or flex?**
In most cases, yes. Floor bounce and flex are typically caused by structural joists that have lost stiffness, either from damage or from original undersizing. Sistering or replacing damaged joists with properly sized members restores the floor's stiffness. Some residual flex may remain in very long spans or if the subfloor itself has been compromised, which we will identify during the inspection.
